The Planning Commission took public testimony regarding the Phase 1 Development Applications for the North 40 on March 30, 2016.  The Commission continued the application to the Planning Commission Meeting on Wednesday, April 27, 2016 at 7:00 p.m. in the Town Council Chambers at 110 E. Main Street.
Phase 1 involves development on the southern half of the Specific Plan Area.  Phase 1 development includes 320 residential units, which will include 50 affordable senior units; approximately 66,000 square feet of commercial floor area, which will include a market hall; and on-site and off-site improvements.  The Specific Plan and Phase 1 development plans are available for review online at and in the Community Development Department at 110 E. Main Street, Los Gatos, CA 95030.  A scaled model is located in the Town Council Chambers Lobby and will be available for viewing throughout the public hearing process.
The Planning Commission closed the public comment portion of the public hearing, but will still review written comments. Written comments should be submitted to Marni Moseley in the Community Development Department, at the above address or emailed to  The deadline for comments being included in the report to the Commission prior to the public hearing is Thursday, April 21, 2016 at 11:00 A.M.

North 40 Phase 1-Story Pole Update

The Story Poles for the North 40 Phase 1 Development applications were completed on Friday March 18, 2016, with the exception of several areas along Los Gatos Boulevard that contain existing active uses (both commercial and residential).

The Town Council considered and approved a story pole exception for the development application on February 16, 2016. Additional guy wires are necessary to secure the poles beyond what was anticipated when the Story Pole plan was prepared, and as a result the applicant will be seeking a modification from that approval with the Town Council. The Council will consider this request on Tuesday April 5, 2016 at 7:00 p.m. The report can be found at

The Town encourages the community to view the story poles from the public right-of-way on Lark Avenue and Los Gatos Boulevard; however we would like to remind the community that this is private property with private residences and commercial uses still in place, and the installed poles and necessary guy wires create a safety and liability concern. Please respect the current tenants and refrain from entering the interior of the site. If you have any questions please contact Marni Moseley in the Community Development Department, at 408-354-6802 or by email at
