This page has been created to provide regular updates to the residents about the progress of the Phase II of Almond Grove Street Rehabilitation Project. Phase II includes the rehabilitation of 8 remaining streets of Almond Grove - Tait, Bayview, Glen Ridge, Almendra, Wilder, Bean, Massol, and Nicholson.

UPDATE POSTED 01-28-20

CONCRETE ROADWAY REPAIRS – GLEN RIDGE and BROADWAY

Vanguard Construction is continuing the process of completing the final repairs/punch list items for the work on the Almond Grove Street Reconstruction Projects. Although much of the identified punch list work is minor in nature, several additional areas of concrete pavement with localized surface irregularities or failed crack sealants have been found, requiring removal and replacement of those concrete street panels.

As the weather forecast for the next 10 days indicates clear weather, the removal and replacement of the concrete roadway panels has been expedited and is scheduled to take place beginning next week. The following streets have currently been identified for concrete panel repairs:

GLEN RIDGE - southbound lanes only

  • several areas with multiple panel replacements between 115 Glen Ridge and 155 Glen Ridge
  • one panel in front of 235 Glen Ridge

BROADWAY - 

  • three panels near the driveway to 20-22 S. Santa Cruz (westbound lane)
  • two panels in front of 45 Broadway (eastbound lane)

Advanced sawcutting of the pavement areas to be removed is scheduled for the end of this week. The actual removal of the concrete pavement is currently scheduled to begin the week of February 3rd, depending on clear weather, and the actual construction is anticipated to be completed by Friday, February 7th. The new pavement will be re-opened to traffic following the appropriate concrete cure time, which is anticipated to be approximately one week later, by February 14th. All efforts will be made to expedite the construction and re-opening of the roadways, however the re-opening of the roadways is dependent on the actual time it takes the concrete to reach the appropriate strength before allowing vehicular loads onto the new pavement.


During working hours, all traffic will need to be detoured around the various work areas. After working hours, and during the cure time for the concrete panels, all attempts will be made to provide two way traffic around the work zones. On street parking in several areas may need to be temporary removed during this time. Should it not be possible to accommodate two way traffic, such as on Glen Ridge between Hernandez and Nicholson, one lane of traffic will be accommodated and detours will remain in place for the other direction. On Glen Ridge between Hernandez and Nicholson only one lane of northbound traffic will be available until the concrete panels have cured sufficiently.

Should the work be delayed or rescheduled for any reason, updates to the schedule will be posted on this project page.

ONE MONTH LOOK AHEAD

Oct.-Nov. 2019

The following final work items will continue throughout the next months at various locations throughout the Almond Grove District

  • Removal and replacement of cracked roadway panels at several locations
  • Removal and replacement of cracked curb, gutter, sidewalk, ramps at several locations
  • Installation of centerline monuments
  • Completion of additional minor remedial work

Update 10/24/19

Vanguard Construction is in the process of making final repairs to the work for the Almond Grove Street Reconstruction Projects – Phases I and II. Although most of the work is minor in nature, there is one area on Broadway where a larger section of concrete pavement is scheduled to be removed and replaced due to significant surface irregularities, and another area across the intersection of Bayview and Bean where sections of the concrete pavement will also be removed and replaced.

BROADWAY PAVEMENT REMOVAL AND REPLACEMENT – November 4th – 15th

The limits of the necessary pavement removal and replacement on Broadway will be in the westbound lane only, approximately between 62 and 74 Broadway. It is anticipated that two-way traffic on Broadway will be maintained during the removal and replacement process, however there will be occasional minor closures/delays during specific construction activities. In order to maintain two-way traffic, on-street parking will be temporary eliminated in the area adjacent to the construction.

Removal of the concrete pavement on Broadway is currently scheduled to begin the week of November 4th, depending on clear weather, and the actual construction would be completed by Friday, November 8th. The new pavement is anticipated to be re-opened to traffic following the appropriate concrete cure time, which is anticipated to be approximately one week later by November 15th.

BAYVIEW/BEAN INTERSECTION PAVEMENT REMOVAL AND REPLACMENT – November 4th – 26th 

Also included in the necessary repairs is the removal and replacement of a segment of concrete pavement across the intersection of Bayview and Bean Avenues. This concrete roadway section will be removed and replaced in two phases in order to maintain access to/from Bayview and Bean Avenues, however it is anticipated that only one-way traffic will be accommodated through the intersection during the removal and replacement process. Detours will be set up to direct traffic around the construction area and on-street parking will need to be temporary eliminated in the area adjacent to the construction.

Removal of the concrete pavement on the first half of the Bayview/Bean intersection is currently scheduled to begin the week of November 4th, depending on clear weather, and the actual construction and cure is anticipated to be completed by Friday, November 15th, at which time the remaining half of the intersection will be removed, replaced, and allowed time to cure. It is anticipated that the work in the intersection of Bean/Bayview can be completed and the intersection fully re-opened to traffic by November 26th, weather dependent.

Update 9/5/19

Over the next few months, Vanguard Construction will begin the removal and replacement of several cracked concrete pavement, sidewalk, curb and gutter panels. The work to remove and replace concrete pavement panels is anticipated to begin next week.

Work for the removal and replacement of pavement panels on the southside of Nicholson will require the closure of the east bound traffic lane between Massol and Tait Avenues. Nicholson between Massol and Tait will become a one-way westbound street and a detour will be in place until the concrete pavement panels have been removed, replaced, and the concrete allowed to cure sufficiently to allow eastbound vehicular traffic to be returned to the street.

Other streets that are currently scheduled to have various pavement panels removed and replaced beginning next week include Bean, Bachman, and Bayview. On these streets it is anticipated that two-way traffic will be maintained during the removal and replacement process, however, on-street parking adjacent to the repair areas may need to be temporarily prohibited to allow for two way traffic to be maintained.

Update 6/7/19

This weekend, ALMENDRA AVENUE between N. Santa Cruz and Massol Avenues will remain one-lane ONE WAY WESTBOUND ONLY with parking allowed on the south half of the roadway- facing westbound. It is anticipated that the roadway will return to two-way traffic next week. For the safety of all, please obey the traffic control signs and travel in the westbound direction only on these blocks of Almendra.

Access across Almendra Avenue at the intersection of Tait Avenue and vehicular access to properties on the north side of Almendra will continue to be prohibited until the roadway is re-opened to two-way traffic next week.

Update 5/28/19

ALMENDRA AVENUE between N. Santa Cruz and Massol Avenues is scheduled to be CLOSED completely all day FRIDAY, MAY 31stth beginning at 5:00 am to allow for the placement and sawcutting of the new concrete roadway on the north half of Almendra Avenue.

The concrete placement is scheduled to begin at 5:00 a.m., with crews arriving on site as early as 4:30 a.m. to prepare for the pour. This earlier start has been allowed in order to minimize traffic congestion on N. Santa Cruz Avenue, and also to help minimize the potential overnight disruption from the lights and noise of the required sawcutting procedure.

Immediately following the finishing of the concrete roadway, a white curing compound is applied to the new roadway surface. Please be aware that this compound has a strong odor which may take a few hours to dissipate.

Several hours after the new concrete has been placed, SAWCUTTING of the pavement into squares (approximately 7’ x 7’) will be required. The sawcutting process is critical to the success of the pavement structure and must be completed at a specific time in the concrete’s curing cycle. Unfortunately, the timing of the process is dependent on several factors beyond our control and therefore cannot be scheduled for a specific time. The process requires the use of high-powered concrete circular saws which will create noise and require lighting for any work that continues into the evening hours. Depending on the concrete curing rate, it is possible that this process will continue throughout the night on Friday and into the early morning hours on Saturday.

Access across Almendra Avenue at the intersection of Tait Avenue will be prohibited for an extended period of time as necessary to allow for the curing of the new concrete roadway. Vehicular access to properties on the north side of Almendra will continue to be prohibited until the new concrete roadway has reached the required cured strength.

Although the newly placed concrete pavement may appear ready to support pedestrian and vehicular traffic, please do not move barricades and drive onto the new pavement or duck beneath the caution tape and walk on the new pavement. The project team will remove the barricades and tape when the concrete has reached adequate strength and cure to allow vehicular traffic.

After working hours, NICHOLSON AND ALMENDRA will be OPEN TO ONE LANE OF WESTBOUND TRAFFIC ONLY (between N. Santa Cruz and Massol Avenues) with no access across intersections. This traffic pattern is anticipated to continue until all roadway work has been completed, and the roadways are re-opened to vehicular traffic. For the safety of all, please obey the road closures, traffic detours, and signing for the project.

Miscellaneous Concrete Roadway Removal and Replacements: In several locations, deficiencies have been found in the newly placed concrete roadway and these sections of roadway will therefore be removed and replaced during the month of June. At each location where a roadway panel is to be removed and replaced, traffic control will be implemented to guide vehicles around the newly placed roadway section. It is likely that “No Parking” signs may need to be placed in the vicinity to allow for traffic to be diverted around the removal/replacement areas.

Update May 21, 2019

Work on the Almond Grove project is scheduled to resume tomorrow given continued clear weather forecasts. During the next several weeks, crews will be working simultaneously on Nicholson Avenue and Almendra Avenue with frequent roadway closures and detours. 

Beginning tomorrow, Wednesday May 22nd through Thursday, May 23rdNICHOLSON AVENUE between N. Santa Cruz and Massol Avenues, and all side street/alleyway intersections, will be closed to through traffic between 8am – 5pm as the crews continue the preparation of the north half of the roadway for concrete.

NICHOLSON AVENUE between N. Santa Cruz and Massol Avenues is scheduled to be CLOSED completely all day FRIDAY MAY 24th beginning at 5:00 am to allow for the placement and sawcutting of the new concrete roadway on the north half of Nicholson Avenue. Vehicular access across Nicholson Avenue at Wilder, Tait, and the alleyways will continue to be prohibited for an extended period of time as the concrete cures.

The concrete placement is scheduled to begin at 5:00 a.m., with crews arriving on site as early as 4:30 a.m. to prepare for the pour. This earlier start has been allowed due to traffic congestion on N. Santa Cruz Avenue, and also to help minimize the potential overnight disruption from the lights and noise of the required sawcutting procedure.

ALMENDRA AVENUE CLOSURE BEGINS TOMORROW – MAY 22nd. The removal and replacement of the north half of Almendra Avenue between N. Santa Cruz and Massol Avenues is anticipated to begin TOMORROW, Wednesday May 22nd . During the working hours of 8am – 5pm, portions of Almendra Avenue will be closed completely to traffic. Vehicular access across Almendra Avenue at Tait Avenue will also be prohibited for an extended period of time while the concrete roadway is removed and until the new concrete roadway has been placed, cured, and re-opened to traffic by the project team.

Residents on the north side of Almendra Avenue should be prepared to be without any vehicular access to driveways for an extended period of time while the north half of the roadway is removed and replaced. Vehicles left in driveways following the removal of the roadway will need to remain in the driveways until all roadway work has been completed and until the new concrete roadway is re-opened for vehicular traffic.

After working hours, NICHOLSON AND ALMENDRA will be OPEN TO ONE LANE OF WESTBOUND TRAFFIC ONLY (between N. Santa Cruz and Massol Avenues) with no access across intersections. This traffic pattern is anticipated to continue until all roadway work has been completed. For the safety of all, please obey the road closures, traffic detours, and signing for the project.

The concrete pour and closure of Nicholson Avenue originally scheduled for Friday, May 17th HAS BEEN POSTPONED DUE TO RAIN.

The concrete pour and the closure of Nicholson will be rescheduled as soon as possible, pending clear weather.

During this rain delay, the south side of Almendra Avenue between N. Santa Cruz and Massol Avenues will continue to be closed to vehicular traffic. Please do not move barricades and drive onto the new pavement. The project team will remove the barricades and tape when it is safe to allow vehicles to travel on the new pavement. The removal and replacement of the north half of Almendra Avenue between N. Santa Cruz and Massol Avenues is still tentatively scheduled to begin the week of May 20th, however is dependent on an extended forecast of clear weather.

Update 05-14-19

NICHOLSON AVENUE between N. Santa Cruz and Massol Avenues is TENTATIVELY scheduled to be CLOSED completely all-day FRIDAY, MAY 17th beginning at 5:00 am to allow for the placement and sawcutting of the new concrete roadway on the north half of Nicholson Avenue. This schedule is tentative due to the potential for rain this week. Crews will be working to prepare the roadway for the concrete pour but will be ready to stop and secure the workzone for the rains, if necessary. Should the concrete placement of the new roadway section be delayed, it will be rescheduled as soon as possible, again depending on the weather.

During the placement of the concrete, vehicular access across Nicholson Avenue at the intersections of Tait, Wilder, and the alleyways will be prohibited.

After working hours, NICHOLSON AND ALMENDRA will be OPEN TO ONE LANE OF WESTBOUND TRAFFIC ONLY (between N. Santa Cruz and Massol Avenues). This traffic pattern is anticipated to continue until all roadway work has been completed. For the safety of all, please obey the road closures, traffic detours, and signing for the project.

Updated 04-24-19

CONCRETE ROADWAY REMOVAL SCHEDULED FOR NICHOLSON AND ALMENDRA:

In anticipation of continued clear weather, Vanguard Construction will soon begin the removal and replacement of the concrete roadway pavement on Nicholson and Almendra Avenues.  The removal and replacement of these two streets will be accomplished in the following order:

-south ½ of Nicholson

-south ½ of Almendra

-north ½ of Nicholson

-north ½ of Almendra

While the first half of Nicholson is curing, the crews will move and begin work on the first half of Almendra, however it is possible that some construction work may be done concurrently on both streets as demolition crews may be working on one street while concrete crews are working on the other. 

For safety, the construction plan for the work will require that each street under construction be signed for “No Parking” and be completely closed to traffic during the workday as construction crews remove and prepare the street for the new concrete roadway.  Detours will be implemented during the daytime working hours to direct vehicular traffic around the streets that are closed due to the construction.  At the end of each work day, the roadways under construction will be reopened to ONE LANE OF WESTBOUND TRAFFIC ONLY.  For the safety of all, please obey the road closures, traffic detours, and signing for the project. 

The removal of the first half of the existing street pavement on the south side of Nicholson Avenue is anticipated to begin on MONDAY, APRIL 29th and continue throughout the week with the placing of the first half of the new concrete street scheduled for FRIDAY, MAY 3rd.   The removal of the first half of the existing street pavement on the south side of Almendra Avenue is tentatively scheduled to begin on Monday, May 6th, depending on the completion of the work on the first half of Nicholson.

Residents on Nicholson and Almendra should be prepared to be without driveway access for an extended period of time as the roadways in front of their homes are being removed, replaced, and allowed to cure before being re-opened to vehicular traffic.  Residents will be given advance notice prior to the street work that will restrict vehicular access to their properties.  It is important that residents who will need their vehicles during the roadway reconstruction process park their vehicles outside of the streets under construction.

Update 04-10-19

Given the clear weather forecast for the next few weeks, work on the Almond Grove Phase 2 Street Reconstruction Project is anticipated to continue on Nicholson Avenue near N. Santa Cruz Avenue.

In order to continue with the removal and replacement of the curbs, gutters, and sidewalks near N. Santa Cruz Avenue, Nicholson Avenue between N. Santa Cruz Avenue and Wilder Avenue will be closed to vehicular traffic during the daytime working hours (8am – 5pm) for the remainder of this week. After the daytime working hours (from 5pm until 8am the next morning), Nicholson Avenue between N. Santa Cruz Avenue and Wilder Avenue will be open to one lane westbound only. A temporary pedestrian walkway/access will be available on the south side of Nicholson between N. Santa Cruz and the alleyway/Wilder Avenue until the sidewalks have been replaced and re-opened for pedestrian use.

Within the next two weeks, it is also anticipated that San Jose Water Company will be on the job site to relocate water meters that are currently located in the public sidewalk. These meters will be relocated to locations near the back of walk, beyond the public sidewalk area.

Update 01-15-19

Work on the Almond Grove Phase 2 Street Reconstruction Project is anticipated to resume in late January, weather permitting.  Pending an extended forecast for clear weather, improvements to the pedestrian islands and crosswalks at the intersection of Massol and Highway 9 will be the first order of work and are currently scheduled to begin on January 22nd. 

The work to remove and replace the flatwork (curbs, gutters, sidewalks, accessibility ramps, park strips, etc.) on Nicholson Avenue is currently scheduled to begin the last week of January, again pending clear weather forecasts.   The removal and replacement of the flatwork will begin on the south side of Nicholson Avenue, working from Massol Avenue toward N. Santa Cruz Avenue.  Once the flatwork has been completed on the south side of Nicholson, work will continue on the north side of Nicholson. 

The removal and replacement process for the flatwork will follow the same process as for the previous streets in the Almond Grove project. As the work progresses, Nicholson Avenue will be reduced to one lane, one way westbound only, for the duration of the removal and replacement process.  Intermittent closures on a block by block basis may be necessary to allow for the safe completion of the flatwork removal and replacement, however the street will be reopened to the one lane, one way westbound traffic after working hours.  Due to the narrower street width on Nicholson Avenue, there may not be sufficient width for on street parking to be accommodated during the removal and replacement process.  Every attempt will be made to retain parking, where feasible, on the side of the street that is not under construction.   Additionally, due to the limited number of properties with primary frontage on Nicholson Avenue, the temporary Almond Grove 24 hour permit parking only signs will not be installed or parking permits issued for this flatwork removal and replacement process.  Staff will continue to monitor the parking situation, and if necessary, the 24 hour temporary permit parking zones will be implemented and permits issued to the residents of Nicholson Avenue. 

Following completion of all flatwork on Nicholson, and again weather permitting, the roadway removal and replacement on Almendra and Nicholson will be scheduled.  Nicholson and Almendra Avenues are the last two concrete streets to be removed and replaced with the Almond Grove Phase 2 Street Reconstruction Project. 

Update 01-09-19

Work on the project is anticipated to resume in late January, depending on weather. More specific information will be posted when the weather clears up and work is scheduled. 


Update 11-09-18

GLEN RIDGE / NICHOLSON INTERSECTION CLOSURE through 11/19

San Jose Water Company and Vanguard Construction have completed the water service upgrade work on the southeast corner of Glen Ridge and Nicholson Avenues and the final concrete roadway panels are being poured today.

Although it may seem that the concrete roadway is finished and ready for use, the panels are now in the curing process and are not ready to support vehicular traffic without compromising the long term performance for the street pavement.

Please obey all traffic detour signs and barricades, and refrain from driving onto the newly placed concrete roadway panels. Once the concrete has reached the appropriate cure, the crews will remove the barricades and re-open the intersection. Re-opening of the intersection is anticipated to be accomplished by 11/19/18 at the latest, and may open sooner depending on the cure of the concrete.

Although this work is not a part of the Almond Grove Phase 2 Street Reconstruction Project, the project team will continue to include updates regarding this work on the Almond Grove project webpage.

STREET TREE PLANTING TO BEGIN MONDAY 11/12

Approximately 100 new street trees will be planted on Bean, Massol, Wilder, and Almendra beginning Monday, November 12th. There is no need for the homeowner to provide water or care for these trees as the contractor will be watering and maintaining the trees until they are well established and accepted by the Town.

Update 10-30-18

GLEN RIDGE / NICHOLSON INTERSECTION CLOSURE 11/5 through 11/19

On Monday, November 5th, 2018, water service upgrade work will begin as required by Santa Clara County Fire Department to support the private development on the southeast corner of Glen Ridge and Nicholson Avenues. To complete this work, the new concrete pavement on Glen Ridge at the intersection of Nicholson must be removed and replaced. The homeowner has independently hired Vanguard Construction to remove and replace the concrete pavement for this work.

Following removal of the pavement, San Jose Water Company will install a new, upsized water service line for the private residence. Vanguard will then re-pour the concrete street panels. It is anticipated this work will take approximately one week before the new panels are replaced, and then another two weeks for the final cure of the replaced street panels before traffic can be allowed on the new concrete pavement. During this time frame, the intersection of Glen Ridge and Nicholson Avenues will be closed and temporary traffic control will be in place to direct traffic around the work area until the concrete has cured.

Although this work is not a part of the Almond Grove Phase 2 Street Reconstruction Project, the project team will continue to include updates regarding this work on the Almond Grove project webpage.

TEMPORARY ALMOND GROVE PERMIT PARKING PERMITS TO EXPIRE 11/01/18

All temporary Almond Grove “24 hour permit parking only” zones that were implemented for the Almond Grove Phase 2 Street Reconstruction Project have now been removed and the on street parking has been restored to pre-project conditions.

Please note that all of the temporary Almond Grove Parking Permits issued to residents during the construction of the Almond Grove Phase 2 project will expire as of 11/1/18.

MASSOL AVENUE SPEED HUMP

The Town recently received correspondence from residents on Massol Avenue between Nichsolson and Bean Avenues regarding traffic calming measures for this block. Until this correspondence has been addressed by Town staff, Vanguard Construction has been instructed to postpone the installment of the speed hump on this block of Massol Avenue.

MASSOL / HIGHWAY 9 MODIFICATIONS

Town staff is reviewing potential modifications to improve safety at the intersection of Massol Avenue and Highway 9. The modifications would include the reconstruction of the existing pedestrian islands, installation of high visibility ADA compliant crosswalks, and newly striped stop controls on Massol Avenue for each approach lane to Highway 9.

STREET TREE PLANTING TO BEGIN MID NOVEMEBER

Update 10-12-18

Beginning Monday of next week, Vanguard crews will be sandblasting areas of the recently placed Almond Grove concrete roadways to prepare the pavement surface for the new traffic striping, crosswalks, and pavement legends.   Specific areas will be posted as ‘No Parking’ to allow for the crews to complete this work.  As the crews move from street to street, traffic may also be temporarily re-routed around the area being sandblasted.  It is anticipated that the actual placement of the new traffic stripes and pavement legends will begin on Wednesday, 10-17.

 Planter Strip Improvements

Residents in the Almond Grove neighborhood who wish to replace improvements, such as bricks or pavers, that were previously installed in the public planter strip area (the area between the sidewalk and the curb) but were removed by the Almond Grove Phase 2 project, are reminded to request a No Fee Encroachment Permit Application and Agreement from the Town prior to replacing any private improvements in this public right of way.  Applications are available by contacting Michelle Quinney, Special Projects Manager, at 408-827-3552, or by e-mail at mquinney@losgatosca.gov.  

Update 10-09-18

All concrete roadway removal and replacement in the Almond Grove neighborhood for the 2018 construction season is now complete. To date, over 40,000 square yards of concrete pavement have been placed for the Almond Grove Phase I and Phase 2 projects. This represents approximately 650 truckloads of new concrete that has been placed over 25 separate concrete pours for the eight new concrete streets. During October, Vanguard will continue working on Almendra Avenue, completing the removal and replacement of the flatwork (curbs, gutters, sidewalks, ramps, and planter strips). Work on the removal and replacement of the flatwork for the final Almond Grove street, Nicholson, is anticipated to begin in mid-January of 2019. The removal and replacement of the two concrete streets on Almendra and Nicholson Avenues will begin after May 1st of 2019. These are the last two streets in the project.

To finalize work for 2018, during October and November, Vanguard will be completing the storm drain work at the intersection of Massol and Nicholson Avenues, re-installing the traffic islands on Massol, and completing the final signing and striping of the new roadways. The temporary Almond Grove “24 hour permit parking only” zones are scheduled to be removed completely from the Almond Grove neighborhood, and the on street parking restored to pre-project conditions by Wednesday, October 31st. The planting of new street trees will be postponed until after the neighborhood’s annual Halloween event on October 31st.


Update 09-12-18

WILDER AVENUE will be CLOSED COMPLETELY to traffic all day MONDAY, September 18th to allow for the placement of the last half of the new concrete roadway.

Removal and replacement of the east half of Wilder Avenue is now underway. New concrete for the roadway is scheduled to be placed on Monday, September 18th beginning shortly after 5am. Crews may arrive on site as early as 4:30 am to prepare for the new concrete placement. Following the placement of the new concrete, a white curing compound will be applied to the new concrete surface, and the concrete must be sawcut into squares of approximately 7’x7’. The curing compound has a distinctive odor that will dissipate after several hours. Sawcutting of the new pavement is a process that is critical to the success of the pavement and is required to take place at a very specific point in the concrete’s curing cycle. The timing of the sawcutting is dependent on several factors beyond our control, however, on recently completed streets, the sawcutting process has been able to begin in the mid/late afternoon and has been completed most often before midnight. It is possible however that the sawcutting process may extend throughout the night and into the early morning hours on Tuesday. We apologize in advance for the unavoidable noise and night lighting associated with this process and appreciate your patience and understanding.

Although the pavement may appear ready to support traffic following the concrete placement, please do not move barricades and drive onto the new pavement. The project team will remove the barricades and open the roadway up for traffic when the concrete has reached adequate strength to allow vehicular traffic.

MASSOL AVENUE: Corrective actions to remove and replace defective concrete roadway panels are scheduled to begin this week on Massol Avenue north of Nicholson Avenue. The removal and replacement of these defective panels is not anticipated to require long term street or lane closures, but will require areas in the vicinity of the defective panels on both the east and west sides of Massol to be temporarily signed for No Parking in order to allow traffic to be diverted around the work area. Concrete for the new roadway panels is scheduled to be placed beginning MONDAY, September 18th at 5 am. During the concrete pour, temporary detours around the area will be in place to allow for the placement of the concrete. Following the placement of the concrete, application of the curing compound and the sawcutting of the new pavement will be required. The timing of the sawcutting is dependent on several factors beyond our control, however, on recently completed streets, the sawcutting process has been able to begin in the mid/late afternoon and has been completed most often before midnight.

MASSOL/NICHOLSON INTERSECTION: Additional improvements to the storm drainage facilities on Nicholson Avenue west of Massol are anticipated to begin in late September. This work will require significant underground and trenching work on Nicholson, and may require temporary or intermittent closures of Nicholson Avenue between Massol and Glen Ridge. Following the completion of the underground work on Nicholson, a permanent asphalt pavement/conform will be completed and will provide a smoother transition between Massol and the Nicholson hill. In the meantime, please stop completely at the four way stop, and proceed slowly through the intersection during this construction phase.

Replacement of the Massol speed hump, the traffic islands on Massol and Tait Avenues, and the final signing and striping of the new roadways will begin following the completion of all roadway replacement work on Massol and Wilder. It is currently anticipated that these improvements will be completed by the end of November. It is also anticipated that planting of new street trees on the recently completed roadways will begin in late September and proceed into October.

ALMENDRA AVENUE: Removal and replacement of the flatwork (curbs, gutters, sidewalks, driveway approaches, planter strips, and accessibility ramps) will continue on the north side of Almendra between Massol and N. Santa Cruz. Work to remove and replace the flatwork on the south side of Almendra between Tait and N. Santa Cruz is anticipated to begin in early October. All attempts are being made to retain two-way traffic with parking on one side of Almendra while the removal and replacement of the flatwork proceeds.

Removal and replacement of the concrete roadways on Almendra will be scheduled to take place during the next roadway reconstruction season starting May 2019.

NICHOLSON AVENUE: Removal and replacement of the flatwork (curb, gutters, sidewalks, driveways, accessibility ramps) on Nicholson is anticipated to be scheduled, weather permitting, beginning January 2019. Removal and replacement of the concrete roadways on Nicholson will be scheduled to take place during the next roadway reconstruction season starting May 2019.

Update 08-31-18

WILDER AND MASSOL AVENUES: Although the pavement may appear ready to support traffic following the concrete placement, please do not move barricades and drive onto the new pavement. The project team will remove the barricades and open the roadway up for traffic when the concrete has reached adequate strength to allow vehicular traffic.

MASSOL AVENUE between Bachman and Los Gatos/Saratoga Road will remain a one lane one way northbound roadway until all work on the east side of Massol has been completed. The final section of roadway has been poured and is now in the curing process. Vanguard will complete the required remaining work next week on the section that is currently closed. Asphalt at the end of Massol and Highway 9 will be installed next week and traffic will be restored to two way traffic by Friday, September 7th. This also means that the left turn lane on Highway 9 will be re-opened as well. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed and the roadway is reopened to two way traffic.

ALMENDRA AVE between Massol and Tait Avenues: Removal and replacement of the flatwork (curbs, gutters, sidewalks, driveway approaches, planter strips, and accessibility ramps) has begun this week on the south side of Almendra and is anticipated to be poured back next week. Vanguard construction will continue to have the intersection of Almendra and Massol Avenues closed and the remaining roadway at this intersection is tentatively scheduled to pour on September 18th.

MASSOL/NICHOLSON INTERSECTION: Additional improvements to the storm drainage facilities on Nicholson Avenue west of Massol are anticipated to begin soon. This work will require significant underground and trenching work on Nicholson, and may require additional temporary or intermittent closures of the Massol/Nicholson intersection. In an effort to minimize the further disruption at this intersection, the contractor will attempt to coordinate corrective actions that are necessary to remove and replace defective concrete pavement panels on Massol Avenue with the underground improvement work on Nicholson. Corrective actions to remove and replace defective concrete roadway panels are not anticipated to require lane closures, but may require areas to be temporarily signed for No Parking. Following the completion of the underground work on Nicholson, a permanent ac conform will be completed and will provide a smoother transition between Massol and the Nicholson hill. In the meantime, please stop completely at the four way stop, and proceed slowly through the intersection during this construction phase.

WILDER AVENUE will remain one lane, one way northbound only until the completion of all work on Wilder. For the safety of all, please obey all traffic control signs and travel northbound only on Wilder Avenue. The removal and replacement of the east half of Wilder is currently anticipated to begin the week of September 10th with an anticipated concrete pour date of September 18th. Please no not drive on the new concrete roadway that was poured this week until Vanguard Construction has officially opened up the west side of the road and switched one-way traffic as well. Traffic patterns will continue to be one way north bound direction.

TREES: The removal of all remaining trees identified for removal per the project plans (Almendra, Wilder and Nicholson) will begin on Tuesday, September 4th and lasting until Friday the 7th. Please obey all posted “no parking” signs and temporary road detours/closures for the safety of the public.

Replacement of the Massol speed hump and traffic islands will begin following the completion of all roadway replacement work on Massol and Wilder. The final signing and striping on all streets completed this year will also take place following the completion of all roadway work for this season. It is currently anticipated that these improvements will be completed by mid-November. It is also anticipated that trees will be planted in the planter strips towards the end of September on Bean, Wilder and Massol Avenues.


Update 08-24-18

The following roadways are scheduled to be closed completely on Tuesday, August 28th beginning at 5:00 a.m. to allow for the placement of the concrete for the new roadways:

  • WILDER AVENUE between Bean Ave and Bachman Ave
  • MASSOL AVENUE between Bachman and Los Gatos/Saratoga Road

The concrete placement is scheduled to begin at 5:00 a.m., with crews arriving on site as early as 4:00 a.m. to prepare for the pour. This earlier start has been allowed due to traffic congestion on N. Santa Cruz Avenue near Bean, and also to allow the saw cutting procedure to begin earlier in the afternoon following the placement of the new concrete. This has resulted in the saw cutting process being completed much earlier and often time before midnight.

Immediately following the finishing of the concrete roadway, a white curing compound is applied to the new roadway surface. Please be aware that this compound has a strong odor which may take a few hours to dissipate.

SAWCUTTING of the pavement into squares (approximately 6.5’ x 6.5’) will be required following the placement of the new concrete. This process is critical to the success of the pavement structure and must be completed at a specific time in the concrete’s curing cycle. We apologize in advance for any disruptions due to the noise and lights that may continue throughout Tuesday night and into Wednesday morning.

Although the pavement may appear ready to support traffic following the concrete placement, please do not move barricades and drive onto the new pavement. The project team will remove the barricades and open the roadway up for traffic when the concrete has reached adequate strength and cure to allow vehicular traffic.

The removal and replacement of the east side of Wilder Avenue between Bean and Bachman Avenues is anticipated to begin on September 5th - 7th.

MASSOL AVENUE between Bachman and Los Gatos/Saratoga Road will remain a one lane one-way northbound roadway until all work on the east side of Massol can be completed. This section of the roadway is currently scheduled to be repaved on August 28th and reopened the week of September 5th pending the achievement of concrete strengths. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed and the roadway is reopened to two-way traffic.

Update 08-18-18

MASSOL AVENUE between Bachman and Los Gatos/Saratoga Road will remain a one lane one way northbound roadway until all work on the east side of Massol can be completed. This section of the roadway is currently scheduled to be repaved the week of August 27th and reopened the week of September 10th. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed and the roadway is reopened to two way traffic.

For the safety of all, please obey all traffic control signs and travel northbound only on Wilder Avenue.  Removal and replacement of the first half of the roadway on the west side of Wilder is anticipated to begin the week of August 20th.  This half of the roadway is anticipated to receive new concrete on or about August 28th- 29th.   It will be necessary to completely close Wilder on the day of the concrete pour to allow for the placement and finishing of the roadway.  Immediately following the finishing of the concrete roadway, a white curing compound is applied to the new roadway surface. Please be aware that this compound has a strong odor which may take a few hours to dissipate.  Following the placement and initial cure of the roadway, the new concrete must be sawcut into square panels.  This sawcutting process must begin at a specific time in the concrete roadway’s curing cycle.  Although the process has previously been completed before midnight on many of the Almond Grove streets, it is possible that the sawcutting may begin in the mid to late evening following the pour, and continue throughout the night and into the next morning.  Unfortunately the process requires the use of large and noisy saws, and lighting if the process extends into the evening hours.  The timing of this process is beyond the Town and the contractor’s control, however all attempts will be made to complete the work as quickly as possible.  The removal and replacement of the east half of Wilder is currently anticipated to begin the week of September 10th.

Replacement of the Massol speed hump and traffic islands will begin following the completion of all roadway replacement work on Massol and Wilder.  The final signing and striping on all streets completed this year will also take place following the completion of all roadway work for this season.  It is currently anticipated that these improvements will be completed by mid November.


Update 08-10-18

The intersections of TAIT/BEAN Avenues and NICHOLSON/MASSOL Avenues are scheduled to be reopened to two way traffic today.

BEAN AVENUE, between N. Santa Cruz and Massol, is anticipated to be re-opened to two-way traffic on Wednesday, August 15th.

MASSOL AVENUE between Bachman and Los Gatos/Saratoga Road will remain a one lane one way northbound roadway until all work on the east side of Massol can be completed. The removal of the east side of Massol Avenue between Almendra and Los Gatos/Saratoga Road is anticipated to begin on or about August 17th and the roadway is anticipated to be repaved and reopened by mid-September. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed.

WILDER AVENUE will remain one lane, one way northbound only until the completion of all work on Wilder. For the safety of all, please obey all traffic control signs and travel northbound only on Wilder Avenue.

Update 07-27-18

TAIT AVENUE will be temporarily opened up to two way traffic for this weekend 7/28 and 7/29. A temporary crossing at Bean Avenue will be installed for this weekend only, and beginning Monday 7/30, this intersection will again be closed.

BEAN AVENUE and the intersection of MASSOL/NICHOLSON will be CLOSED COMPLETELY for extended periods between 7am -5 pm on Monday 7/30 through Wednesday 8/1 to allow for the removal of the old concrete roadway.

Depending on the manpower available to Vanguard Construction next week, work to complete the removal and replacement of the east half of Massol between Bachman and Los Gatos/Saratoga Road may begin next Wednesday (8/1). The one lane, one way northbound traffic pattern on Wilder Avenue will remain in place until the all work on Wilder has been completed.

The one lane, one way only traffic pattern on Bean Avenue (westbound only) and on Massol Avenue (northbound only) between Bachman Avenue and Los Gatos/Saratoga Road will remain in place until all the work on Bean and Massol has been completed. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed.

Additional intermittent traffic delays and temporary roadway closures during the working hours may be experienced on Wilder while existing curbs, gutters, sidewalks, and roadway are being demolished, removed, and replaced.

It is currently anticipated that the second half of Bean Avenue and the intersection of Nicholson/Massol will be poured on Monday, August 6th and the roadways will be completely closed on that day to allow for the concrete pour. Any changes to this schedule will be posted on the project page. Working hours for the concrete pour day have been adjusted to allow crews to arrive at 3:30 am and for concrete to arrive at 4:00 am. This earlier start has been allowed due to traffic congestion on N. Santa Cruz Avenue and also to allow the sawcutting procedure to begin earlier in the afternoon following the placement of the new concrete. This has resulted in the sawcutting process being completed much earlier and often times before midnight.

Update 07-19-18

BEAN AVENUE and MASSOL AVENUE between BACHMAN and LOS GATOS/SARATOGA ROAD will be CLOSED COMPLETELY tomorrow -Friday 7/20 - to allow for the placement of the first half of the concrete roadways on these streets. Additionally, the complete closure of the MASSOL/NICHOLSON INTERSECTION will also be required to allow for the replacement of the first half of that intersection. The concrete pour will begin at 5:00 am tomorrow morning (7/20), with crews arriving on site as early as 4 am to prepare the area.

SAWCUTTING of the pavement will be required following the placement of the new concrete. The early start for the concrete placement is anticipated to allow the saw cutting of the concrete pavement to begin in the afternoon/early evening on Friday, and is anticipated continue throughout the evening and into the early morning hours of Saturday. We apologize in advance for the noise and lights that may continue throughout the night, however this process is essential to the performance of the new roadway and the timing of the saw cutting is dependent on many factors which are beyond our control.

Tree removals on Wilder and Almendra that were scheduled to take place this week have been postponed. The revised date for the tree removals will be posted once the work has been rescheduled.

One Way Traffic on Wilder Avenue between Nicholson and Bachman to be implemented beginning next week.

Massol Avenue between Bachman Avenue and Los Gatos/Saratoga Road is now one lane, one way northbound only. Please note that turns from Los Gatos/Saratoga Road onto Massol Avenue will be prohibited until the roadway reconstruction process has been completed.

It is anticipated that these roadway closures will be in place until the end of July, at which time a new traffic control plan will be developed to accommodate the removal and replacement of the other half of Bean, Massol between Bachman and Los Gatos/Saratoga Road, and the other half of the Nicholson/Massol intersection.

Bean Avenue is now one lane, one way westbound only. Due to the narrow width of Bean Avenue, on-street parking will not be able to be provided during the roadway reconstruction process. Temporary No Parking signs have been posted and will continue to be enforced. The Almond Grove temporary “24 Hour Permit Parking Only” zones have been implemented on Tait, Wilder, and Massol and are anticipated to remain until all roadway work has been completed.

Update 06-29-18

MASSOL AVENUE

The west half of the roadway between Bean and Bachman and the two small segments on the west half of the roadway in front of the driveways for the multi-unit complexes at 347 Massol and 349 Massol were poured on Monday and are now in the curing process. We appreciate your patience during this period as the roadway gains the strength necessary in order to accommodate vehicular traffic. Although the roadway may look like it is ready for traffic, please do not drive on the new concrete roadway until Vanguard Construction has removed all barricades and traffic restrictions, and has officially re-opened the street to two-way traffic. We will attempt to have this roadway open for two-way traffic for the July 7th and 8th weekend.

Crews are continuing the storm drain work near the intersection of Nicholson and Massol. This work has taken longer than originally anticipated due to unforeseen conditions regarding the existing storm drainage facilities. During the work hours, intermittent closures of the intersection may occur.

In order to accommodate roadway construction on Massol Ave between Bachman and Los Gatos/Saratoga Road, vehicular access to and from properties on these blocks will continue to be limited to RIGHT TURNS IN AND OUT ONLY. This traffic pattern is estimated to remain in place continuously over the weekend and throughout next week, however we anticipate removing the restrictions over the weekend of July 7th and 8th . Traffic patterns for this block of Massol between Bachman and Los Gatos/Saratoga Road are anticipated to change frequently over the coming weeks, depending on the approval from Caltrans for the closure of the left turn pocket on Los Gatos/Saratoga Road. Once this approval has been received, Massol between Bachman and Los Gatos/Saratoga Road will be modified to accommodate one lane, one-way northbound traffic only. At that time, no turns onto Massol from Los Gatos/Saratoga Road will be allowed until the roadway work has been completed. Updates regarding changes to the traffic control for these blocks of Massol will continue to be posted on the website.

ROADWAY REMOVAL - The removal and replacement of the west half of the concrete roadway on Massol Avenue between Bachman and Almendra is anticipated to begin on Monday, July 9th.   If permission is given by Caltrans to close the left turn pocket on Los Gatos/Saratoga Road, the pavement removal on the west side will continue beyond Almendra to Los Gatos/Saratoga Road.

MASSOL/NICHOLSON INTERSECTION CLOSURE – The work to remove and replace this intersection is scheduled to begin the week of July 9th, and is anticipated to be completed in early August. In order to complete the reconstruction of this intersection, through traffic on Nicholson across Massol will not be allowed during this time frame. Detours will be in place to route traffic around the intersection.

SPEED HUMP, TRAFFIC ISLANDS, and TRAFFIC STRIPING  – are scheduled to be installed following completion of all roadway paving for this construction season, which is anticipated to be in September/October 2018.

BEAN AVENUE

Work is near completion for the removal and replacement of the curbs, gutters, sidewalks, accessibility ramps, and driveways on Bean Avenue between N. Santa Cruz and Tait.

ROADWAY REMOVAL - The removal and replacement of the north half of the concrete roadway on Bean between N. Santa Cruz and Massol is anticipated to begin on Monday, July 9th At that time, Bean Avenue between N. Santa Cruz and Massol will become a one lane, one-way westbound only.

INTERSECTION CLOSURES

The removal of the pavement on the north half of Bean will result in the partial closure of the intersections of Wilder, Tait, Massol, and the adjacent alleyways at Bean Avenue.

The following blocks will be closed to through traffic and will be available for local access only as access to and from Bean Avenue will be eliminated until the roadway has been replaced:

  • Tait Avenue between Bean and Nicholson
  • Massol Avenue between Bean and Nicholson
  • Wilder Avenue between Bean and Nicholson
  • Alleyways between Bean and Nicholson 

Access to/from properties in these blocks will be from Nicholson only. 

It is anticipated that these intersection closures will be in place until the north half of the roadway on Bean Avenue is re-opened to traffic, which is anticipated to be on or about July 26th.

WILDER AVENUE

Removal and replacement of the flatwork (curbs, gutters, sidewalks, driveway approaches, planter strips, and accessibility ramps) Is anticipated to begin on July 9th. Work is anticipated to begin on the east side of Wilder Avenue between Bean and Nicholson and will proceed northerly toward Bachman.

It is anticipated that removal of street trees as shown on the project plans will also take place within the next two weeks.

Update 06-22-18

In order to accommodate roadway construction on Massol Ave, vehicular access to and from the units located at 347 and 349 MASSOL AVENUE will be limited to RIGHT TURNS IN AND OUT ONLY.  This traffic pattern is estimated to remain in place continuously over the weekend and throughout next week.  Updates on lane closures will be posted on the website.  

Update 06-21-18

MASSOL AVENUE

This week the removal of the west half of the roadway between Bean and Bachman began.  Additionally, two small segments of the west half of the roadway at the driveways for the multi-unit complexes at 347 Massol and 349 Massol will be removed in order to provide access to their parking areas during the roadway reconstruction. 

MASSOL AVE will be CLOSED – MONDAY, JUNE 25th between Bean and Bachman Avenues for the concrete placement of the new roadway.  Work is scheduled to begin at 5 a.m.

Immediately following the placement of the concrete, a white curing compound will be sprayed onto the new roadway surface. We would like you to be aware that the curing compound has a strong smell; however this will dissipate several hours after the application.

Residents on the west side of Massol between Bean and Bachman will continue to be without access to their driveways and property frontages as the concrete roadway cures (except for the residents at 105 and 121 who will have access to the parking areas for the multi-unit complexes).   Once placed, the roadway may look like it is ready for traffic, however, please do not drive on the new concrete roadway until Vanguard Construction has removed all barricades and traffic restrictions, and has officially re-opened the east side to traffic. We anticipate the curing time for the concrete will be between 10-15 days.

NIGHTIME SAWCUTTING – Monday, June 25th to Tuesday, June 26th

Following the placement of the concrete roadway, the roadway must be saw cut into approximate 8’x 8’ squares. This must be done at a very specific point in the concrete’s curing cycle. The exact time of the required saw cutting depends on several factors beyond our control, but has typically begun in the early to late evening hours and has continued throughout the night and into the early morning hours of the next day.  The operation will include the continual use of large power saws and night lighting (if needed). This is an extremely important and integral part of the concrete roadway construction and we apologize in advance for the unavoidable noise and disruption that this process will create.

NO PARKING on MASSOL between Bachman and Los Gatos/Saratoga Road.  A work zone will be established on the westerly half of the roadway between Bachman and LG/Saratoga Road and two-way traffic will be maintained on the easterly half of the roadway.  Access to/from all properties will be maintained.  This two way traffic pattern on Massol between Bachman and Los Gatos/Saratoga Road is anticipated to remain until approval is given by Caltrans to close the left turn pocket on Los Gatos/Saratoga Road at which point Massol Avenue between Bachman and Los Gatos/Saratoga Road will become a one lane, one way northbound only roadway for the duration of the roadway construction.  At that time, the parking on one side of the roadway is anticipated to be made available.

This week crews are also working to finish the storm drain work near the intersection of Nicholson and Massol and to complete the related sidewalk, curb, and gutter work in the area as well.

 BEAN AVENUE

Work continues on the removal and replacement of the curbs, gutters, sidewalks, accessibility ramps, and driveways on the south side of Bean Avenue between N. Santa Cruz and Tait and on the north side of Bean between Wilder and Tait. Portions of Bean Avenue will be closed during the working hours to allow for the removal and replacement of these improvements.  Detours will be in place during working hours to guide traffic around the work area. 

 WILDER AVENUE

 Removal and replacement of the flatwork (curbs, gutters, sidewalks, driveway approaches, planter strips, and accessibility ramps) Is anticipated to begin on July 9th.  Work is anticipated to begin on the east side of Wilder Avenue between Bean and Nicholson.

Update 06-13-18

Please be reminded that the Almond Grove Project will be removing and not replacing private improvements, such as brickwork or pavers that have been installed in the park strip area between the sidewalk and curb/gutter. Below is the discussion of this item from the list of Almond Grove Phase 2 Project FAQ’s

I have special brickwork, cobbles, plants, or other items currently in the park strip (the area between the curb and the sidewalk) and would like to replace those after the project is done. Will the contractor replace these for me? 

The contractor will remove the materials in the park strip as necessary in order to install the new curb, gutter, and sidewalk; however these will not be replaced. If you have special items in this area that you wish to replace in the park strip after the project is completed, please remove those items and store them safely on your property until the project is completed. If you wish to replace these items, it will be necessary for the property owner to obtain a no-fee permit to allow the “Private Improvements in the Public Right of Way”. Please contact Michelle Quinney, the Town’s Project Manager at 408-827-3552 to request a no fee permit application should you wish to reinstall improvements in the park strip.

Vanguard Construction has been making great progress this season and is now anticipating the completion of Wilder Avenue this season as well. Residents on Wilder will soon be receiving advance notification of the upcoming construction work, which is likely to begin in early July!

MASSOL AVENUE

Massol Avenue between Bean and Bachman continues to be ONE LANE ONE WAY NORTHBOUND ONLY, and should be used for local traffic only. Additionally, during the working hours, Massol between Bachman and Almendra will also be controlled to allow one lane of northbound traffic only. The use of alternate routes is encouraged for those who do not need to use the street to access to their property. If you have to use this roadway, please drive slowly and cautiously through this construction area.

After working hours, the portion of Massol Avenue between Bachman and Los Gatos/Saratoga Road will remain open to two way traffic until it becomes absolutely necessary to reduce this section of roadway to one lane. At that time, it will become necessary eliminate right turns onto Massol from eastbound Los Gatos/Saratoga Road, and to close the westbound left turn pocket from Los Gatos/Saratoga Road on to Massol Avenue, in order to fully implement the one lane one way northbound only traffic control on Massol Avenue.

Work will continue on the removal and replacement of the curbs, gutters, sidewalks, driveways, and accessibility ramps on Massol Avenue between Bachman and Los Gatos/Saratoga Road. The removal of two small segments of roadway in front of 347 and 349 Massol Avenue has been re-scheduled to take place next week. Completion of these segments of roadway will allow for access to the Bay Tree Apartment complex parking areas while the roadway is being removed and replaced.

BEAN AVENUE

Tait Avenue has been reopened to two way traffic. Street tree planting will be taking place this week and will continue into next week. Residents are not required to water the new street trees as the contractor is responsible for providing the watering and care of the trees until the trees become established. At that point, the Town will take over the street tree maintenance. The “temporary 24 hour permit parking only” restrictions on Tait will remain until work on the adjacent streets has been completed.

MASSOL AVENUE

This portion of roadway is anticipated to become one lane, one way westbound in order to accommodate the new construction. Detours will be in place to guide traffic around the construction area.


Update 05-31-18

TAIT AVENUE

The west half of Tait Avenue between Nicholson and Los Gatos/Saratoga Road is still curing. Although it may seem like the roadway is ready to accommodate vehicular traffic, please refrain from driving over the newly placed roadway until the contractor has removed all traffic barricades and has officially re-opened the lane. We anticipate all of Tait Avenue to be re-opened to two way traffic early next week. The “temporary 24 hour permit parking only” restrictions on Tait will remain until work on the adjacent streets has been completed.

MASSOL AVENUE

Beginning Monday, June 4th, Massol Avenue will become ONE LANE ONE WAY NORTHBOUND ONLY. This traffic pattern will remain in place until the roadway removal and replacement process has been completed on Massol Avenue.

Bean to Nicholson – The first segment of roadway to be removed and replaced will be the east half of Massol between Bean and Nicholson. Residents who live on the east side of this block will need to be prepared to be without curbside access to their properties for an extended period of time while the roadway is removed, replaced, and allowed to cure.

Bachman to Los Gatos/Saratoga Road - Work will continue on the removal and replacement of the curbs, gutters, sidewalks, driveways, and accessibility ramps. Additionally, two small segments of roadway in front of 347 Massol Avenue are scheduled for removal and replacement next week. Completion of these segments of roadway will allow for access to the Bay Tree Apartment complex parking areas while the roadway is being removed and replaced.

Nicholson to LG/Saratoga Road will be CLOSED to vehicular traffic on FRIDAY, MAY 25th

The final concrete pour for this segment of roadway is scheduled to begin this Friday morning at 5:00 am.  W. Main to Nicholson - The west half of this section of roadway is still curing. Although it may seem the roadway is ready to accommodate vehicular traffic, please refrain from driving over the newly placed roadway until the contractor has removed all traffic barricades and has re-opened the lane. We anticipate this section of roadway may be opened following the Memorial Day weekend.

MASSOL AVENUE

Bean to Nicholson - Small areas of the roadway at 105 and 121 Massol are scheduled to be removed and replaced on Friday, May 25th. These sections of roadway will allow for continuous access to the apartment units on Massol while the roadway is under construction. While these areas cure, traffic will be diverted around the areas using barricades, cones and delineators. Please obey all traffic signs and use extra caution and stay off of the new pavement until all signs, barricades and traffic diverters have been removed.

Massol/Nicholson intersection – Storm drain work is scheduled to take place in the intersection of Nicholson Avenue and Massol beginning next week. Traffic in and around the intersection may experience delays due to the work and alternate routes are recommended.

Nicholson to Los Gatos/Saratoga Road – Work will continue on the removal and replacement of the curbs, gutters, sidewalks, driveways, and accessibility ramps on the east side of Massol. Two-way traffic is anticipated to be maintained during this operation; however, there may be intermittent delays as the construction vehicles and concrete trucks are maneuvering into and out of the construction area.

BEAN AVENUE

 Work previously anticipated to take place on Bean Avenue has been postponed and is anticipated to be rescheduled in mid-June. Updates will be posted to the project page when this work has been rescheduled.

Massol Avenue – Nicholson to Bachman

Work will continue of the removal and replacement of the curbs, gutters, sidewalks, driveways, and accessibility ramps on Massol between Nicholson and Bachman.  Two-way traffic is anticipated to be maintained during this operation, however, there may be intermittent delays as the concrete trucks are maneuvering into and out of the construction area.

Massol Avenue – Bean to Nicholson

Small areas of the roadway at 105 and 121 Massol are scheduled to be removed and replaced on Friday, May 18th.  These sections of roadway will allow for continuous access to the apartment units on Massol while the roadway is under construction.  While these areas cure, traffic will be diverted around the areas using barricades, cones and delineators.  Please obey all traffic signs and use extra caution and stay off of the new pavement until all signs, barricades and traffic diverters have been removed.

Bean Avenue – Wilder to Tait

Removal and replacement of the curbs, gutters, sidewalk, and driveway on the north side of Bean between Wilder and Tait are scheduled to begin on Monday of next week (5/21).  Lane closures are anticipated to be in effect during the working hours.  Please allow additional time when traveling in and around the construction areas during this project.

Tait Avenue - Nicholson Avenue to Los Gatos – Saratoga Road

Vanguard Construction began the placement of the new concrete roadway on the east side of Tait Avenue between Nicholson and Los Gatos – Saratoga Road this morning beginning at 5:00 am.  During the placement of the concrete, these blocks of Tait may be completely closed to vehicular traffic.  Detours around the blocks will be in place.  Immediately following the placement of the concrete, a white curing compound will be sprayed onto the new roadway surface. We would like you to be aware that the curing compound has a strong smell, however this will dissipate several hours after the application.

Once placed, the roadway may look like it is ready for traffic, however, please do not drive on the new concrete roadway until Vanguard Construction has removed all barricades and traffic restrictions, and has officially re-opened the east side to traffic. We anticipate the curing time for the concrete will be between 10-15 days. Access to any driveways on the east side Tait will continue to be prohibited until the concrete roadway has reached a sufficient strength to be re-opened to vehicular traffic.

NIGHTIME SAWCUTTING – Friday, May 11th to Saturday, May 12th.

This is an extremely important and integral part of the concrete roadway construction and we apologize in advance for the unavoidable noise and disruption that this process will create.

Tait Avenue – W. Main to Nicholson

Work to remove and replace the concrete pavement on the west side of Tait Avenue between W. Main and Nicholson is scheduled to begin on Monday, May 14th.

Residents on the west side of Tait between W. Main and Nicholson should be prepared to be without access to/from Tait Avenue for an extended period of time as the roadway in front of their homes is being removed, replaced, and allowed to cure before being re-opened to vehicular traffic.

Massol Avenue – Nicholson to Bachman

Curbs, gutters, sidewalk, and driveway on the east side of Massol between Nicholson and Bachman are scheduled to be poured on Monday and Tuesday of next week. Two way traffic is anticipated to be maintained during this operation, however there may be intermittent delays as the concrete trucks are maneuvering into and out of the construction area.

Bean Avenue – N. Santa Cruz to Wilder

Curbs, gutters, sidewalk, and driveway on the north side of Bean between N. Santa Cruz and Wilder are scheduled to be poured on Monday of next week.

Tait Avenue - W. Main Street to Nicholson Avenue
Tomorrow, May 4th, Vanguard Construction will begin the placement of the new concrete roadway on the east side of Tait Avenue between W. Main Street and Nicholson Avenue.  During the placement of the concrete, these blocks of Tait will be completely closed to vehicular traffic to allow the concrete trucks to be staged on the west side of the street.  Emergency access will be provided.  Detours will be in place to direct traffic around the construction site.  The estimated time frame for placing the concrete is from 7:00am to 8:00 pm. It is anticipated that the entire east side of Tait between W. Massol Avenue – Bean to  Nicholson
Curbs, gutters, sidewalk, and driveway on the east side of Massol between Bean and Nicholson Avenues are scheduled to be poured on Friday, May 5th.   Two way traffic is anticipated to be maintained during this operation, however there may be intermittent delays as the concrete trucks are maneuvering into and out of the construction area.

Bean Avenue – N. Santa Cruz to Wilder
On Friday, May 4th, new concrete sidewalk and driveways will be placed on the north side of Bean Avenue near N. Santa Cruz.  Bean Avenue will be reduced to one lane northbound between N. Santa Cruz and Wilder while this work is being completed (between 8am-5pm).  Once the work has been completed, the block will be reopened to two way traffic.   Work to remove and replace the remaining curbs, gutters, sidewalks, accessibility ramps, and driveways on the north side of Bean Avenue between N. Santa Cruz and Tait Avenue is scheduled to continue next week.

Update 04-20-18
Massol Avenue – between Bean and Nicholson
Curb, gutter, sidewalk, and driveway replacements on the west side of Massol between Nicholson and Bean Avenues and on the east side of Massol near Bean Avenue will continue next week and are scheduled to be completed before Friday (4/27)  prior to the Cat’s Hill Bicycle Race.  Removal and replacement of the curbs, gutters, and sidewalks is scheduled continue on the east side of Massol between Nicholson and Bean beginning the week of April 30th.

Tait Avenue Roadway Reconstruction to Begin April 30th.
Concrete roadway replacements for this spring/summer are scheduled to begin on April 30th, weather permitting.  The first roadway to be removed and replaced this spring will be Tait Avenue.  The pavement removal and replacement work will begin on the east side of the roadway beginning with the block between West Main and Bean.  Work will proceed on the east side of Tait working northerly toward Nicholson.  Once the work on the east side has cured sufficiently to allow vehicular traffic, the one lane of one way northbound traffic will be switch to the new concrete roadway and the removal and replacement of the west side of the roadway will begin.   Residents on the east side of Tait between W. Main and Nicholson should be prepared to be without driveway access to/from Tait Avenue for an extended period of time as the roadway in front of their homes is being removed, replaced, and allowed to cure before being re-opened to vehicular traffic.  As the work progresses, all residents in the blocks under construction will be given advance notice which will include the anticipated time frame for the roadway work and driveway closures.

Update 04-13-18
Curb, gutter, sidewalk, and driveway replacements on Tait Avenue are scheduled to be wrapped up on Friday. Removal and replacement of curbs, gutters, and sidewalks will continue on Bean between Tait and Massol and on Massol between Bean and Nicholson.  Due to the width of Massol, it may be possible to establish a work zone on one side of the street while still maintaining two way traffic, however on street parking will only be available on one side of the street.  Residents on this block of Massol may now  request temporary Almond Grove (AG) parking permits.  
Please be reminded that the AG temporary parking permits are not valid for parking in private parking lots but can be used in the Town municipal parking lots as well as in the Almond Grove permit parking areas.  
The Town is currently reviewing the contractor’s proposed schedule for the removal and replacement of the concrete roadways for the upcoming roadway reconstruction season.  This work is anticipated to begin on April 30th, weather permitting.  The concrete streets anticipated to be removed and replaced this season are Tait, Bean, and Massol.  Updated and more detailed information regarding the schedule will be posted here as soon as it becomes available.  
Vanguard will halt all work in advance of the upcoming Cat’s Hill Bike Race.  The contractor will remove the work zones and open up all pedestrians walkways to accommodate the anticipated influx of spectators and racers for the event.  

Update Posted 4/4/18

Concrete pours are scheduled for Wednesday and Thursday of this week on Tait Avenue between W. Main Street and Bean Avenue and on a portion of Bean Avenue between Tait Avenue and Massol Avenue.  Because of the narrow roadways, it will be necessary to completely close the street to all traffic (except emergency vehicles) while the concrete trucks are on site and the concrete is being placed.  We appreciate your patience during this time and apologize for this inconvenience.
During the nice weather, Vanguard Construction will continue on the removal and replacement of the curbs, gutters, sidewalks, street trees, driveway approaches and accessibility ramps on Tait Avenue between W. Main Street and Bean Avenue, and on Bean Avenue between Tait Avenue and Massol Avenue.   This work on these streets is anticipated to be completed and the area buttoned up prior to the Cat’s Hill Bicycle Race on Saturday, April 28th.   Depending on the weather conditions, roadway removals and replacement may begin as early as April 30th on Tait Avenue.  Updates on the scheduling of the roadway removal and replacement work will be posted on this web page.

Due to rains in the forecast for next week and beyond, work originally scheduled to begin on Monday, March 5th on Tait Avenue between W. Main and Bean Avenues has been postponed.  Updates will be posted to this project page when the work is rescheduled.

Update posted 2/27/18

Door hanger notices that were delivered last week to residents on portions of Bean Avenue and on portions of Massol Avenue indicating that work was scheduled to begin on March 5th are no longer valid. Work is scheduled to begin on Tait Avenue between W. Main and Bean Avenues beginning March 5th. This work will not include any work on Bean or Massol Avenues at this time. Once the work on Tait nears completion, the work on Bean and Massol will be rescheduled and residents will be re-notified of the new start date.

Although rains slowed construction this week, the contractor’s goal is to have the work on the curbs, gutters, sidewalks, and driveways on the east side of Tait Avenue between Bachman and Los Gatos-Saratoga Road completed before the next rain which is anticipated to arrive on Thursday, March 1st.

Curb, gutter, sidewalk, and driveway work on Tait Avenue between W. Main Street and Bean Avenue will begin on Monday, March 5th providing the rains subside and a clear weather pattern is in the forecast,. Traffic on this block of Tait will be modified to be one lane, one way northbound only beginning early next week. A work zone will be established on the west side of the block and the removal and replacement of the curbs, gutters, sidewalks, and driveways on the west side of Tait will begin at the north end of the block near Bean Avenue and proceed southerly towards W. Main Street. Once the removal and replacement of the curbs, gutters, sidewalks, and driveways on the east side of the block is completed, the work zone and traffic lanes will be shifted and the work will begin on the west side of the block.

During the construction on this block of Tait, drop-off and pick-up for students at St. Mary’s school will be from Lyndon Avenue.

Unfortunately due to the narrower roadway on this block of Tait, on street parking will not be able to be provided. Residents of this block of Tait are urged to obtain an Almond Grove temporary parking permit that will allow parking for extended periods of time in the Town lots or on other streets in the Almond Grove area. Temporary Almond Grove Parking permits may be obtained by contacting Jackie Rose, Police Department Community Outreach Coordinator at Jrose@LosGatosCA.gov . Residents are not permitted to park in the St. Mary’s parking lot.

Residents on this block of Tait who have private improvements (such as brick work, pavers, stepping stones, etc) in the park strip area are requested to remove these improvements or notify the contractor if the homeowner wishes to have these improvements removed by the contractor and placed onto the homeowners private property. The project will not be re-installing any private improvements in this park strip area. Should a resident wish to reinstall any improvements in this area, a no-fee permit is required. Please contact Mquinney@LosGatosCA.gov should you wish to obtain a permit for the re-installation of private improvements in this park strip area.

The schedule for the removal and replacement of the concrete roadway on Tait Avenue has not been scheduled. Residents will be given advance notice prior to any roadway work being scheduled.

Update posted 2/23/18

A majority of the new curbs, gutters, driveways, and sidewalks on the east side of Tait Avenue between Almendra and Los Gatos-Saratoga Road are being poured today.  Crews will return to the site next week to complete the work on the east side of Tait Avenue between Bachman and Los Gatos – Saratoga Road.   As there is rain expected late next week, the goal is to have the work on the curbs, gutters, sidewalks, and driveways on the east side completed before that rain arrives.  

Curb, gutter, sidewalk, and driveway work on Tait Avenue between W. Main Street and Bean Avenue has tentatively been scheduled to begin as early as March 5th.    Updates regarding the start of work on this block will be posted to this project page next week.

Property owners on each street being reconstructed have received, or will be receiving, a letter from the Town requesting a temporary “Right of Entry” for construction purposes.  As the work proceeds and the new sidewalks are installed, it may be necessary for the contractor to complete some minor work on private property to ensure that there is a smooth transition between the new improvements being installed with the project and the existing improvements on private property.  In several locations, sanitary sewer clean-outs need to be relocated out of the public sidewalk or park strip areas and onto private property.   This work is minor in nature and residents are notified prior to any work being performed.  To allow the contractor to complete this work and to expedite the project, please return these Right of Entry forms to the Town as soon as possible after receiving them.

Work to relocate the sanitary sewer cleanouts on Almendra, Bean, and Massol Avenues  are anticipated to begin in the near future, once again depending on weather.  Those properties with sanitary sewer clean outs currently located in the sidewalk or park strip areas will have the cleanouts relocated to the private property area near the back of sidewalk.

PG&E also anticipates beginning the gas line upgrade work on Massol Avenue within the next few weeks, depending on weather.

Update posted 2/16/18

The new curbs, gutters, driveways, and sidewalks on the west side of Tait Avenue between Almendra and Los Gatos-Saratoga Road are being poured today.  On Tuesday 2/20, crews will return to the site to continue work on the west side of Tait Avenue between Bachman and Almendra.  Additionally on Tuesday, tree removals will begin on Tait Avenue between Bachman and Los Gatos-Saratoga Road.  Two trees on Almendra will also be removed during this timeframe.  During the tree removal process it is anticipated that Tait Avenue between Bachman and Los Gatos-Saratoga Road will need to be completely closed to traffic for intermittent periods of time as the large trees are being removed.  

Update posted 2/9/18
The new curbs, gutters, and sidewalks on the east side of Tait Avenue between Nicholson and Bachman are being poured today.  On Monday, crews will return to this block to remove the concrete form boards and to place asphalt conforms between the new gutters and the existing street.  Once this work has been completed, this block of Tait Avenue will be re-opened to two way traffic.  The temporary “24 hour permit parking only” restrictions will continue on the block until the completion of the final street removal and replacement which is anticipated to take place in late Spring or early Summer, depending on weather.  Installation of new street trees will be scheduled in the upcoming weeks.
 
The next section of Tait which is scheduled for the removal of the curbs, gutters, sidewalks, and driveways will be the segment between Bachman Avenue and Los Gatos-Saratoga Road.  Work will begin on the west side of this segment today with the sawcutting of the areas to be removed.  On Monday, February 12th, prior to demolition work beginning on the west side of this segment, traffic control will be implemented to establish the one lane one way northbound only traffic on Tait Avenue between Bachman Avenue and Los Gatos- Saratoga Road.  Additionally the “temporary 24 hour permit parking only” restrictions will be implemented on this segment.  Tree removals for this segment are anticipated to take place within the next two weeks.

Update posted 2/2/18
The new curbs, gutters, and sidewalks on the west side of Tait Avenue between Nicholson and Bachman were poured today.  The removal and replacement of the curbs, gutters, and sidewalks on the east side is scheduled to begin on Monday 2/5.  Additionally on Monday, crews will be removing the form boards and placing asphalt conforms on the west side of this block.   As crews will be working on both sides of Tait Avenue between Nicholson and Bachman on Monday, the roadway may be temporarily closed to all traffic with detours in place until the work on the west side can be completed.  Once the work on the west side has been completed, the one way northbound lane will be moved to the west side of the street and the block re-opened to traffic.  Emergency vehicles will have access at all times.  Work will continue throughout the week on the east side of this block with the pouring of concrete for the new curbs, gutters, and sidewalks currently scheduled to take place on next Friday 2/9. 

Should the clear weather continue, the next section of Tait that would be scheduled for the removal of the curbs, gutters, sidewalks, and driveways will be the segment between Los Gatos- Saratoga Road and Bachman Avenue.  Work would begin on the west side of this segment only if there is another extended period of forecasted clear weather.  Updates to the schedule will continue to be posted on this project page.

Update posted 1/25/18
Based on a forecasted period of clear weather, construction is anticipated to begin again tomorrow on the block of Tait Avenue between Nicholson and Bachman.  Sawcutting on the east side of the block is scheduled to take place tomorrow, with the removal and replacement of the curbs, gutters, and sidewalks on the west side beginning on Monday 1/29.  The one lane one way northbound traffic control pattern is anticipated to be implemented on Monday morning to allow for the construction to proceed on this block.  The temporary 24 hour permit parking only zone will also be established on this block beginning on Monday morning and on-street parking will only be available on the east side of Tait between Nicholson and Bachman.  Any resident needing a temporary Almond Grove parking permit may contact Jackie Rose, Police Department Community Outreach Coordinator, at Jrose@losgatosca.gov or by phone at 408-354-6853.

Work on the Almond Grove Phase 2 project continues to be on hold due to weather.

Update posted 1/3/18
The project is currently on hold due to forecasted rains and will be hit and miss on progress through the winter.  As soon as the weather forecast shows a clearing, Vanguard Construction will continue with the removal and replacement of curbs, gutters, sidewalks, and street trees on Tait Avenue between Nicholson and Bachman Avenues.  This work will continue, weather permitting, throughout the winter months.    

Street tree removals and sawcutting of the curb, gutter, and sidewalk on the west side of the block, were anticipated to begin on Monday, January 8th, however this work also may need to be rescheduled due to weather.  When these operations are able to continue, temporary “No Parking” signs will be posted in advance to allow for the work to proceed.  For safety, the tree removal process may also require temporary and intermittent complete street closures depending on the size of trees being removed.  Crews will work diligently to keep any complete street closures to a minimum.  

Prior to the removal and replacement of the curbs, gutters, and sidewalks, vehicular traffic patterns for this block of Tait Avenue will be modified to accommodate one lane, one way northbound vehicular traffic only.   This is the same process that has been used on all other blocks in the Almond Grove Street Reconstruction project. 

Temporary 24 hour permit parking only will also be implemented on this block of Tait Avenue.  Residents on Tait who would like to obtain a temporary Almond Grove Parking permit should contact Jackie Rose, Police Department Community Outreach Coordinator, at jrose@losgatosca.gov or by phone at 1-408-354-6853.  

As a reminder, work on Tait Avenue during the upcoming winter months will involve only the removal and replacement of curbs, gutters, sidewalks, street trees, and other minor work associated with those elements of the street reconstruction project.  The actual roadway removal and replacement for Tait Avenue will not be scheduled until after the rainy season which is anticipated to be in the late spring or early summer.   The work on the curbs, gutters, sidewalks on Tait Avenue will proceed on a block by block basis toward Highway 9 with work being scheduled based on upcoming weather forecasts.  Residents whose frontage will be affected by the construction work will be given advanced notice of the upcoming construction work once it has been scheduled.  Motorists and pedestrians are encouraged to find alternate routes through the neighborhood to avoid the construction area.  

Update posted 12/6/17
San Jose Water Company’s contractor, Lewis & Tibbitts, Inc., will be completing night work on water lines in the intersection of Almendra and N. Santa Cruz Avenues beginning Thursday evening (12/7) at 10:30 pm and continuing until 6 am Friday morning (12/8).  This work is being completed during the night as a shutdown of the water service to several residents and businesses will be required.  Those residents and businesses that will have their water service interrupted have been notified by San Jose Water Company.

Update posted 11/29/17
Vanguard crews will continue with the removal and replacement of curb, gutter, sidewalk, and driveway work on Tait Avenue between Nicholson Avenue and Hwy 9 beginning after January 2, 2018 and continuing through the winter/early spring, weather permitting.  Residents will be notified in advance of any work being planned along their frontage, however given the uncertainty of the weather; it is likely there will be unavoidable rain delays that may impact the overall progress of work.  The contractors plan for continuing work during the winter months will be to remove and replace concrete curb, gutter, sidewalk, and driveways in smaller segments that can be completed between forecasted breaks in the weather.  As mentioned previously, concrete pavement removal and replacement work will not begin until late spring of 2018 after the majority of the rainy season has passed.

The removal and replacement of the roadway on Tait Avenue between Bean Avenue and Hwy 9 will be scheduled for the 2018 construction season.  Other streets to be addressed during the next construction season are currently anticipated to include Bean Avenue between N. Santa Cruz and Massol Avenues, and Massol Avenue between Hwy 9 and Bean Avenue.  

Update posted 11/17/17
BAYVIEW AVE –
The contractor will be addressing the final punch list items on Bayview over the next several weeks and into mid December as weather permits.  The final traffic stripes and markings required on Bayview Ave will be installed in mid December.  Following the completion of the pavement striping and marking, the temporary STOP signs at the intersection of Bayview and Pennsylvania will be removed.  

GLEN RIDGE AVE – Open to two way traffic today!
The one-lane, one-way northbound traffic restriction for GLEN RIDGE AVENUE between Hernandez and Bachman is scheduled to be removed today and traffic patterns returned to their pre-project condition.  Temporary traffic signage will remain until the final pavement marking and striping can be installed, which is currently scheduled to take place in mid-December.  Construction crews will continue to complete minor clean up and punch list items of work on Glen Ridge and may need to implement minor temporary traffic control measures, however no further complete closures of Glen Ridge are anticipated.  Recently planted street trees in the planter strip between Bachman and Nicholson will be staked and the park strip area will also receive a layer of mulch next week.

TAIT AVE – Between Bean and Nicholson
Curbs, gutters, and sidewalks are now complete on this block of Tait Avenue.  Street tree planting has been completed and the trees are currently being staked.  Next week the park strip areas will receive a layer of mulch, and construction crews will continue to complete minor clean up and punch list items of this section of Tait Avenue.

As a reminder, the temporary 24 hour permit parking on this block of Tait Avenue is scheduled to remain in place until after all of the street reconstruction work, including the concrete roadway, has been completed on all of Tait Avenue from W. Main to Hwy 9, which is anticipated to be in the late Spring/early Summer of 2018.   The temporary permit parking has been determined to be the best method to allow residents of Tait whose block is under construction to find parking on an adjacent block.  Temporary Almond Grove Parking Permits previously issued will now be valid until July 1, 2018.

FUTURE WORK
Vanguard has expressed an interest continuing the removal and replacement of curb, gutter, sidewalk, and driveway work on Tait Avenue between Nicholson and Hwy 9 through the winter/early spring, weather permitting.  Any continuation of this removal and replacement work would not begin until after January 2, 2018.  Residents would be notified in advance of any work being planned, however given the uncertainty of the weather; it is likely there will be unavoidable rain delays that may impact the schedule.    

The removal and replacement of concrete roadways will not begin again until the spring of 2018, after the majority of the rainy season has past.  The removal and replacement of the roadway on Tait Avenue will be scheduled for the 2018 construction season.  Other streets to be addressed next year will be determined following the completion of utility work currently scheduled on many of the Almond Grove streets.

GLEN RIDGE AVE – PAVING UPDATE

GLEN RIDGE AVENUE between Hernandez and Bachman is scheduled to be closed to vehicular traffic on Tuesday, November 7th between 8am and 7pm to allow for the concrete to be placed at the intersection of Glen Ridge and Nicholson.  In order to beat the anticipated rain forecast for Wednesday, crews may be working overtime on Monday evening to prepare the area for the concrete pour on Tuesday,  Should the concrete be placed as scheduled on Tuesday, the saw cutting of the intersection panels is anticipated to occur late Tuesday evening and possibly throughout the night and into the early morning hours on Wednesday.  We apologize for the expected noise and disruption from this operation, however the saw cutting is very time sensitive and is critical to the performance of the concrete roadway.  

Access for emergency vehicles will be maintained throughout the day, however all other vehicles will be detoured around the area until the concrete pour has been completed.  

 ALMOND GROVE UTILITY WORK UNDERWAY

San Jose Water Company has begun underground utility upgrades and maintenance work in the Almond Grove area.  Work is anticipated to take place on portions of Massol, Almendra, Wilder, Nicholson, and Bean.

TAIT AVE – Between Bean and Nicholson

Curbs, gutters, and sidewalks are now complete on this block of Tait Avenue.  The planting of Eastern Redbud street trees is scheduled to take place the week of November 13th.  

 The temporary 24 hour permit parking on this block of Tait Avenue is scheduled remain in place until after the street reconstruction work, including the concrete roadway, has been completed on all of Tait Avenue from W. Main to Hwy 9, which is anticipated to be in the late Spring/early Summer of 2018.   The temporary permit parking has been determined to be the best method to allow residents of Tait whose block is under construction to find parking on an adjacent block.  Temporary Almond Grove Parking Permits previously issued will now be valid until July 1, 2018.

GLEN RIDGE AVENUE between Hernandez and Bachman is scheduled to be closed to vehicular traffic on Friday, November 3rd between 7am and 5pm to allow for the concrete to be placed on the west side of the roadway.  Access for emergency vehicles will be maintained throughout the day, however all other vehicles will be detoured around the area until the concrete pour has been completed.  This work is necessary to replace various roadway panels that were found to be detective.

Unfortunately, due to rain in the forecast, the removal and replacement of the west half of the Nicholson/Glen Ridge intersection has been postponed until next week.  If the weather remains clear next week and the crews are able to remove and replace the west half of the intersection next week, it is anticipated the roadway will still be able to be re-opened the week of  November 20th.

 The intersection of Glen Ridge and Nicholson will remain closed to vehicular traffic until the week of November 20th. Traffic is being detoured to Hernandez, Ellenwood, Alexander, and Bachman Avenues to bypass the Glen Ridge/Nicholson intersection.

 Street trees in several locations between Nicholson and Bachman are currently scheduled to be installed beginning the week of November 13th.

TAIT AVE – Between Bean and Nicholson

Due to the high level of dust and debris left on the roadway, Vanguard was able to sweep the street this morning. Thus, roadway sweeping has now been completed.   Please ignore the previous update stating “NO Parking on Tait, Tuesday, October 31 from 8am to noon”.  We apologize for any inconveniences.  Finally, Vanguard will be out tomorrow to make the final touches on Tait Ave for a safe Halloween.

TAIT AVE – Between Bean and Nicholson

The removal and replacement of the curbs, gutters, and sidewalks on Tait Avenue from Bean Ave to Nicholson Avenue is now complete!  It was anticipated that this block of Tait would be re-opened to two way traffic by the end of the workday on Monday, October 30th , however, crews are working diligently to backfill planter strip areas and complete cleanup activities that would allow the roadway to be reopened to two way traffic by the end of the workday today.  Should there be additional work necessary prior to the safe opening of the roadway to two way traffic at the end of the workday today, Tait will remain a one way street over the weekend with the final cleanup work completed on Monday, Oct. 30th and the two way traffic re-established by the end of the workday on Monday.  Planting of the street trees and the mulching of the planter strip area will be completed at a later date and is not anticipated to require a full road closure for these activities.

NO ON STREET PARKING will be allowed on Tait Avenue on Tuesday, October 31st between the hours of 8am – noon to allow for a final street sweeping in preparation for the Halloween events later that afternoon/evening. Please help us provide a clean street by keeping parked cars off of the roadway until the sweeping has been completed.

GLEN RIDGE/NICHOLSON INTERSECTION REMAINS CLOSED THRU NOVEMBER 20TH

The intersection of Glen Ridge and Nicholson will remain closed to bicycle and vehicular traffic until mid-November due to the replacement of the concrete pavement within this intersection. Traffic is being detoured to Hernandez, Ellenwood, Alexander, and Bachman Avenues to bypass the Glen Ridge/Nicholson intersection.

It is anticipated that the one lane northbound lane of traffic on Glen Ridge between Hernandez and Bachman will be moved to the easterly half of the roadway beginning November 1st.  This will allow for the work to remove and replace the west half of the Glen Ridge/Nicholson intersection and also the removal and replacement of several pavement panels on the westerly half of the roadway that were found to be defective.   Crews are currently sawcutting the areas where pavement panels will need to be removed and replaced, and are raising various utility manholes in the street to match the new street grades.  Final completion and re-opening of Glen Ridge, including the Nicholson intersection, is anticipated by November 20th (weather dependent).  

PARK STRIP IMPROVEMENTS:  Many residents have asked if the hardscape (brickwork, pavers, rocks) that is removed from the park strip area will be replaced by the project.  The project will not replace these amenities in the park strip area.  If the items in this area can be easily removed and salvaged by the contractor (such as loose bricks, pavers, stepping stones, rocks, etc) and if the homeowner requests these items to be saved, the contractor will remove those items prior to the demolition of the sidewalk, curb, and gutter, and will stack the items on the adjacent property.  Should the property owner wish to re-install improvements in this park strip area following the completion of the street reconstruction project, the property owner will need to obtain a no-fee permit for the “Re-installation of Private Improvements in the Public Right of Way” from the Town.

The roadway paving on the east side of Glen Ridge was completed on Thursday with over 40 loads of concrete being placed on the street. Although it may be extremely tempting to drive, bicycle, or walk on the new concrete roadway pavement, please stay off of the new pavement until the project team has determined the concrete has cured sufficiently and has removed the barricades and caution tape and the roadway is officially re-opened. For pedestrian access, please use the sidewalks to navigate around the construction zone and do not attempt to cross the roadway at any point.

TAIT AVE SIDEWALK, CURB AND GUTTER REMOVAL CONTINUES
The removal and replacement of the curbs, gutters, and sidewalks on Tait Avenue from Bean Ave to Nicholson Avenue continues of the east side of the block. Crews are working diligently to have the curb, gutter, and sidewalk work completed on this block before October 31st.

HALLOWEEN 
Work is continuing as noted below on Bayview, Tait and Glen Ridge Avenues. Similar to Bachman last year, all construction areas will be secured and clear pedestrian pathways and vehicular detours delineated in anticipation of the large number of pedestrians and vehicles expected in the neighborhood for Halloween and the Halloween weekend.
 
BAYVIEW AVENUE
The major work on Bayview Avenue has been completed.  Vehicular and pedestrian traffic has been restored to pre-project conditions. Final minor contract items and completion of corrective work will be completed over the next month. 
 
GLEN RIDGE – Between Hernandez and Bachman
 
GLEN RIDGE/NICHOLSON  -  INTERSECTION CLOSURE
Beginning Monday, October 16th, the intersection of Glen Ridge and Nicholson Avenue will be closed completely to traffic to accommodate the removal of the concrete within the intersection and the preparation of the area for the new concrete pavement. There will be no access for pedestrians or vehicles from Nicholson across Glen Ridge until the pavement has been placed and cured sufficiently to allow the reopening of this intersection. The intersection will be removed and replaced in two separate phases and is anticipated to be closed until mid-November. Residents with driveways onto Nicholson within the closed area will be allowed access to their driveways and properties, but will not be able to continue across Glen Ridge.  Vehicles are encouraged to use Bachman or Pennsylvania Avenues for the east/westbound access in the neighborhood. The closure has been coordinated with emergency responders. 
 
Work to prepare the east half of Glen Ridge for new concrete pavement will continue next week with concrete anticipated to be placed on Wednesday 10/18 or Thursday 10/19.  During the working hours of Monday – Friday, 8am – 5pm, it is anticipated that Glen Ridge may be closed for extended periods of time to allow for the preparation of the roadway. Vehicular traffic is encourage to use alternate routes and avoid driving on Glen Ridge next week.  Glen Ridge will be closed entirely during the day of the concrete pour. Detours will be implemented. As was done with the west half of the roadway, the sawcutting procedure will follow after the concrete has been placed and is anticipated to last throughout the night and into the early morning hours.  
 
TAIT AVENUE – Between Bean Avenue and Nicholson
The one northbound lane and the on street parking on this block have been switched to the west side of the street. Work to remove the curb, gutter, and sidewalk on the east side of the street is now underway. It is anticipated that this work will be completed prior to October 31st and the street returned to two way traffic at that time.

TAIT AVENUE – Between Bean Avenue and Nicholson
Construction crews are on track to complete the pouring of the new concrete curb, gutter, and sidewalk on the west side of this block of Tait Avenue today.  Work to remove the curb, gutter, sidewalk on the east side of this block of Tait Avenue may begin as early as next week, dependent on the availability of crews.  Prior to beginning the work on the east side, the one lane of one way northbound traffic will be switched to the westerly half of the street to allow the work zone to be established on the easterly half of the street.  Parking will also be moved to the west side of the street as well.
 
GLEN RIDGE AVENUE- Between Hernandez and Bachman
One lane of northbound traffic is available on the westerly half of Glen Ridge Avenue between Hernandez and Bachman.  The removal of the easterly half of the roadway has been completed and crews will now be working to prepare the area for the placement of the new curbs and gutters.  It is anticipated that the concrete for the new curbs and gutters on the east side of Glen Ridge will be placed next week.  After the curb and gutter on the east side has been completed, the work to place the new roadway will begin.  At all times when concrete is being placed, GLEN RIDGE AVENUE WILL BE CLOSED COMPLETELY FOR EXTENDED PERIODS OF TIME as the concrete trucks are delivering and placing their loads.  Detours will be in place and we encourage motorists to choose alternate routes during this time.  Emergency access will be accommodated at all times.

Planting of the street trees on Bayview is scheduled to begin next week.  Additionally the park strip areas will receive a final layer of bark mulch.  Other minor work items on Bayview will continue depending on the availability of crews.

Tree removals on Tait Avenue between Bean and Nicholson have been completed.  The removal/grinding of the remaining tree stumps is schedule to take place next week.  Additionally, next week the construction crews will continue to place forms for the new curb, gutter, and sidewalks on the west side of Tait Avenue between Bean and Nicholson and anticipate completion of the west side sidewalk, curbs and gutters by the end of next week or early the following week.  Work to remove the curb, gutter, sidewalk on the east side of Tait Avenue between Bean and Nicholson is dependent on the availability of crews, but is currently scheduled to begin the week of October 16th.   

GLEN RIDGE AVENUE
Beginning Monday, October 2nd, the one lane of northbound traffic on Glen Ridge Avenue between Hernandez and Bachman will be shifted to travel on the new concrete pavement on the west side of Glen Ridge Avenue.  A work zone will be established on the east side of the roadway.  Once traffic has been shifted and the work zone established on the east side of the street, crews will begin the removal of the easterly half of the roadway, as well as the curb and gutter on the east side of Glen Ridge between Hernandez and Bachman.  During this demolition process, GLEN RIDGE AVENUE WILL BE CLOSED COMPLETELY FOR EXTENDED PERIODS OF TIME between the working hours of 8am and 5pm as trucks are being loaded with the demolished roadway.  Detours will be in place and we encourage motorists to choose alternate routes during this time.  Emergency access will be accommodated at all times.

TAIT AVENUE TREE REMOVAL
Tree removals on Tait Avenue between Bean and Nicholson began today, Thursday September 28th and are anticipated to continue into Friday, September 29th.  During the tree removal operation, on street parking will not be allowed on Tait Avenue between Bean and Nicholson Avenues between the hours of 8 am to 5 pm.  “No Parking Signs” have been posted on barricades in the areas where parking is to be prohibited.

GLEN RIDGE AVENUE CLOSED FOR ROADWAY POUR – THURSDAY, September 21st – 5AM – 6PM    
Vehicular and pedestrian traffic will be detoured to Pennsylvania Avenue on Thursday, September 21st from 5am to 6pm while the concrete for the west side of Glen Ridge Avenue is being placed. Vehicular Traffic will also be detoured back to Ellenwood/Alexander Avenues and then on to Bachman Avenue to bypass Glen Ridge Avenue.

However, the completion of the entire street in one day depends on many factors, including weather and traffic conditions.  Should additional days be required, the project web page will be updated with information about any subsequent pour day(s).

Following the placement of the concrete roadway, the roadway must be saw cut into approximate 8’x 8’ squares.  This must be done at a very specific point in the concrete’s curing cycle.  The exact time of the required saw cutting depends on several factors beyond our control, but has typically begun in the early to late evening hours (Thursday) and has continued throughout the night and into the early morning hours of the next day (Friday).  This is an extremely important and integral part of the concrete roadway construction and we apologize in advance for the unavoidable noise and disruption that this process will create.

TAIT AVE SIDEWALK, CURB AND GUTTER BEGINS Monday, September 25th
The removal and replacement of the curbs, gutters, and sidewalks on Tait Avenue from Bean Ave to Nicholson Avenue is anticipated to begin on Monday, September 25th. The work will begin on the west side of Tait Ave at Nicholson Ave and will proceed toward Bean Ave. As has been done with other streets of Almond Grove Street Reconstruction Project, Tait Ave will become a one lane, one way northbound only street for the duration of the construction on Tait Ave between Bean and Nicholson.  Parking will become temporary permit parking only, 24 hours a day, and will be made available only on one side of the street during construction. Residents on Tait Ave wishing to obtain a temporary Almond Grove Parking permit should contact Jackie Rose, Police Department Community Outreach Coordinator at Jrose@losgatosca.gov or by phone at 1-408-354-6853.   

Reminder Regarding Park Strip Improvements – As a reminder, the Almond Grove Street Reconstruction Project includes the removal of any hardscape, such as brick walkways or pavers, located in the park strip area between the curb and sidewalk.  At the property owner’s request, Vanguard will make every attempt to salvage bricks, pavers, or other hardscape and stack these in the driveway for the property owner’s future use.  The project will not be replacing any hardscape or other private improvements that were previously installed in this area.  Should a property owner wish to reinstall the hardscape following the completion of the project, a no fee encroachment permit and an agreement for the installation of the private improvements in the public right of way would be required from the property owner prior to any re-installation of hardscape in this area.   Should you wish to obtain a no-fee encroachment permit for re-installation of private hardscape improvements in the park strip area, please contact Michelle Quinney, Special Projects Manager at mquinney@losgatosca.gov.

GLENRIDGE ROADWAY REMOVAL AND REPLACEMENT IS NOW UNDERWAY:
The removal of the pavement has begun on the west side of Glenridge Avenue, starting at Bachman Avenue and working toward Hernandez Avenue.  The intersection of Nicholson Avenue  will continue to be open at this time.   Once Pennsylvania Avenue is re-opened to traffic, then the closure of Nicholson Avenue  will take place with the appropriate detours in place.  During the roadway removal process, there will be many times when large trucks are being loaded with the removed concrete roadway.  Flaggers will be on site directing vehicular traffic around the work areas.  For everyone’s safety, please follow the flaggers’ instructions and obey all sidewalk closure signs.
Glen Ridge Avenue between Hernandez and Bachman Avenues will continue to be one lane, one way northbound.  Detours have been set up to route southbound Glen Ridge traffic to Alexander and/or Ellenwood.  All improvements on the west side have been removed and work to replace those improvements will continue to take place over the next two weeks. 
Tait Avenue scheduling is still tentative.  Booming construction activity in the Bay area has limited Vanguard’s ability to assign work crews and procure materials in a timely manner.  Given these constraints, the Contractor has stated that it is likely that only one block of Tait will be completed in 2017 and even that may not be realistic.    Town staff is working with Vanguard on a proposal to allow (weather permitting) work on curb, gutter, sidewalk and driveway approaches during the winter months should construction work on Tait be delayed this year.  Updates to the schedule for Tait will continue to be posted to this project page.

Bayview Avenue was closed to traffic on Thursday to allow for the placement of a portion of the new roadway surface. The newly placed roadway will be closed to traffic until the concrete roadway has reached the appropriate strength to adequately support vehicular traffic. The anticipated curing time for the concrete is between 10-15 days. Although it may look like the roadway is ready for traffic, please do not drive on the new concrete roadway until Vanguard Construction has removed all barricades and traffic restrictions, and has officially re-opened the west side to traffic. 

Similar to Broadway and Bachman, following the placement of the concrete roadway, the roadway was sawcut into squares. This must be done at a very specific point in the concrete’s curing cycle. The exact time of the required sawcutting varies with how fast the concrete sets up. Sawcutting started Thursday evening and ended in the early morning on Friday. This is an extremely important and integral part of the concrete roadway construction which includes unavoidable nighttime noise. 

Glen Ridge Avenue between Hernandez and Bachman Avenues is now one lane, one way northbound. This is to safely accommodate the removal and replacement of the curbs, gutters, sidewalks, ramps, and driveways on the west side of Glen Ridge. Detours have been set up to route southbound Glen Ridge traffic to Alexander and/or Ellenwood. All improvements on the west side have been removed and work to replace those improvements will continue to take place over the next two weeks. 

Tait Avenue scheduling is still tentative. Booming construction activity in the Bay area has limited Vanguard’s ability to assign work crews and procure materials in a timely manner. Town staff is working with Vanguard on a proposal to allow (weather permitting) work on curb, gutter, sidewalk and driveway approaches during the winter months should construction work on Tait be delayed this year. Updates to the schedule for Tait will continue to be posted to this project page. 
 
Update posted 8/30/17:
BAYVIEW AVENUE CLOSED FOR ROADWAY POUR – THURSDAY AUGUST 31st – 7am – 9pm    

Vehicular and pedestrian traffic will be detoured to Tait Avenue on Thursday, August 30th from 7am to 9pm while the concrete for the west side of Bayview Avenue is being placed.  
 
BAYVIEW ROADWAY CONCRETE POUR
Tomorrow, August 31th, Vanguard Construction will begin the placement of the new concrete on the west side of Bayview.  During the placement of the concrete Bayview Avenue will be closed to traffic in order to allow the concrete trucks to be staged on the east side of the street.  The estimated time frame for placing the concrete is from 7am to 9pm.  It is anticipated that with an early 7am start, the entire west side of Bayview between Bean Avenue and W. Main Street will be completed in one day, however, the completion of the entire street in one day depends on many factors, including weather and traffic conditions.  Should additional days be required, the project web page will be updated with any subsequent pour day(s).

During the placement of the concrete, access to driveways on the east side of Bayview will also be limited.  Residents on the east side of Bayview are encouraged to park vehicles outside of the area and walk in to their properties on Thursday, August 31st while the street is being poured.  Access to driveways on the west side of Bayview will continue to be prohibited until the concrete roadway has reached a sufficient strength to be re-opened to vehicular traffic.  If you have special access needs, please contact the Town’s Special Projects Manager, Michelle Quinney at 408-827-3552.

Although it may look like the roadway is ready for traffic, please do not drive on the new concrete roadway until Vanguard Construction has removed all barricades and traffic restrictions, and has officially re-opened the west side to traffic.  We anticipate the curing time for the concrete will be between 10-15 days.

NIGHTIME SAWCUTTING – THURSDAY AUGUST 31st 7 PM to 11 AM FRIDAY SEPTEMBER 1st 
Following the placement of the concrete roadway, the roadway must be saw cut into approximate 7’x 7’ squares.  This must be done at a very specific point in the concrete’s curing cycle.  The exact time of the required sawcutting depends on several factors beyond our control, but has typically begun in the early to late evening hours (Thursday) and has continued throughout the night and into the early morning hours of the next day (Friday).  This is an extremely important and integral part of the concrete roadway construction and we apologize in advance for the unavoidable noise and disruption that this process will create.
