North 40 Phase 1-Upcoming Planning Commission Public Hearing

The Planning Commission is conducting a public hearing regarding the proposed Phase 1 planning applications for the North 40 Specific Plan area at a Special Meeting on Wednesday, March 30th at 7:00 p.m. in the Town Council Chambers at 110 E. Main Street.

Planning applications for the Phase 1 development of the southerly portion of the North 40 Specific Plan area propose 320 residential units (of which are 50 affordable senior units), approximately 66,000 square feet of commercial uses (including a market hall), and on-site and off-site transportation and infrastructure improvements. The adopted North 40 Specific Plan and the proposed Phase 1 development plans are available for review online at http://www.losgatosca.gov/N40SP and in the Community Development Department at 110 E. Main Street, Los Gatos, CA 95030. A scale model is located in the Town Council Chambers Lobby and is available for viewing throughout the public hearing process. Story poles are being installed to provide a visual representation of the majority of the Phase 1 proposal and to invite public involvement in the application review process. The Planning Commission makes a recommendation to the Town Council who is the final deciding body on the planning applications. A summary overview of the Phase 1 applications and process is available at this link.

The public is welcome to participate in the Planning Commission public hearing by providing verbal testimony at the meeting and/or by submitting written comments by 11 a.m. on Wednesday, March 30, 2016. Written comments should be sent to Marni Moseley in the Community Development Department (110 East Main Street, Los Gatos CA 95030) or emailed to MMoseley@losgatosca.gov.

Agendas and staff reports are available here.

North 40 Phase 1-Story Pole Update

The Story Poles for the North 40 Phase 1 Development applications were completed on Friday March 18, 2016, with the exception of several areas along Los Gatos Boulevard that contain existing active uses (both commercial and residential).

The Town Council considered and approved a story pole exception for the development application on February 16, 2016. Additional guy wires are necessary to secure the poles beyond what was anticipated when the Story Pole plan was prepared, and as a result the applicant will be seeking a modification from that approval with the Town Council. The Council will consider this request on Tuesday April 5, 2016 at 7:00 p.m.

The Town encourages the community to view the story poles from the public right-of-way on Lark Avenue and Los Gatos Boulevard; however we would like to remind the community that this is private property with private residences and commercial uses still in place, and the installed poles and necessary guy wires create a safety and liability concern. Please respect the current tenants and refrain from entering the interior of the site. If you have any questions please contact Marni Moseley in the Community Development Department, at 408-354-6802 or by email at MMoseley@losgatosca.gov.

Questions and Responses Regarding Police Services Report

While serving as Interim Town Manager, Les White saw the need for an analysis of the notion of contracting out police services. This report is linked here.

On October 27, 2015 the Town released the Police Services Staff Report, an informational report on the in-house and outsourced police services. The report was posted on the Town’s website and distributed to the community via the Town’s “What’s New” e-mail. Since distribution of the report in late October, staff received ten community comments favorably acknowledging the Town’s in-house Police Department and messages from three community members asking questions or requesting additional information. The community comments are available at Town Hall for review. This link contains the 37 questions received from community members and responses to each prepared under the direction of Les White, former Interim Town Manager.

If members of the community have questions, please submit them to Town Manager Laurel Prevetti at Manager@LosGatosCA.gov.
